Resources Real Estate Presents Sales Associates with the August Awards

Sales Associate Tammy Brandise, who works in the Rumson office, was named Agent of the Month.  This award is given to an agent in recognition of his or her sales success in the previous month including new listings, recent contracts and sold transactions, as well as past client recognition of their efforts, and other business-building activities.  Tammy’s total business for the month of August totaled $7,147,500, including $3,712,500 in sales closings and $3,435,000 in properties under contract.  In addition, Tammy picked up the Regency Award for earning 81 agent points for the month of August through new production, recent sales and other activities.

Sales Associate Helen George, from the Monmouth Beach office, was presented with the Featured Luxury Agent award, which is an honor given to a sales associate active in the luxury market with a residential listing above $1 million.  Helen, a member of Luxury Real Estate’s Board of Regents, represents the four-bedroom home at 3 Sailors Way in Monmouth Beach, listed for $1,100,000.

The Rainmaker Award was given to Joyce Diamond from the Atlantic Highlands office.  This award is given to a sales associate for his or her efforts to build their business in an innovative or otherwise significant way.  Joyce organized a meeting for a relocation company, enabling that company to refer their clients to Resources Real Estate.

The Perseverance Award was presented to Arthur Peluso, also from the Atlantic Highlands office.  This award is given to an agent who closes a transaction despite great challenges – in this case, multiple municipal and inspection issues, which Artie was able to help his buyer client resolve.

Lastly, Mark Gregory from the Rumson office received the Team Spirit Award, given to a sales associate who extends him or herself to help colleagues and office staff.  Mark single-handedly organized a facelift for the exterior of the Red Bank office.

Resources Real Estate is currently using this Virtual Reality technology for listings at 41 Marlpit Place in Middletown, and 45 River Avenue and 24 Gull Point Rd, both in Monmouth Beach.  Using 360-degree photography, this VR technology allows people to get “inside” the space, as well as see floor plans and a ‘dollhouse’ view of the homes.  The listings can be viewed remotely by wearing VR goggles or by logging into the property websites.

During her four and half years with Resources, Lexi has filled a lot of roles, initially as the Red Bank office administrator, then growing to assume the additional role of Graphics Production Coordinator.  In time, Lexi was named Transaction Coordinator and Rumson Office Administrator and eventually held the Senior Admin position at the company.  Her success in fulfilling her varied responsibilities, her problem-solving skills and her commitment to the company’s growth and to the agents’ success has made her an indispensable member of the team.  In addition, Lexi has assisted in the development of company systems, tools and training to further support the sales efforts of the Resources’ agents.

As Operations Manager, Lexi will oversee operations for Resources Real Estate’s four offices, including systems management, facility maintenance and staffing.  In addition, she will be directly involved in new hire processing, commission payments and continued development of agent support structure.  Lexi will be based in the Rumson office, but will make regular visits to each office and will maintain regular contact with both office management and administrative staff.

Lexi was able to be fully tasked her with her new responsibilities once the right candidate was found to assume her previous job as traffic coordinator and administrator for the Rumson office, and Resources found that person in Georgeann Gallagher.

Lastly, Eleanor “Trish” Collings from the Atlantic Highlands office received the Team Spirit Award, given to a sales associate who extends him or herself to help colleagues and office staff.  A Resources agent who was out recuperating from surgery nominated Trish and said: “In particular, Trish has been taking my clients out and showing my properties. The Inc. 5000 is the most prestigious ranking of the nation’s fastest-growing private companies and a representation of the USA’s critical segment – independent entrepreneurs.  These are businesses responsible for creating companies, creating value, and creating jobs – 619,631 of them over the last three years.

Resources Real Estate Exceeds Sales Goals for 2nd Quarter of 2017 – and Advises Investors on Summer 2017 and Beyond

Through June 30th, 2017, Resources Real Estate’s overall dollar volume sales are up 23% relative to 2016, with unit sales up 14% and median sale price up 46.4%.

June 2017 proved to be a particularly strong month for Resources Real Estate, with over $20mill in total sales, over $10mill of them in Hoboken.

The rapid growth and development Resources Real Estate has seen during 2017 could be attributed to many factors.  Besides statistics of the local real estate market – more on that below – the firm has taken several strategic steps this year that have made a difference.

In April The Ozar Group joined Resources, expanding the firm’s reach to include luxury residential and commercial properties in Hudson County.  In May, Resources appointed office managers to the four Monmouth County locations to streamline operations by managing agent goal-setting and performance review and supporting agents through challenges and negotiation.  Throughout the year, Resources continued to emphasize the lifestyle aspect of their brand by highlighting Monmouth County towns and launching social media hashtag campaigns, as well as creating micro-sites dedicated to the activities and cultural happenings taking place in these communities.

On its award-winning website, Resources updated its “Market Report” section, detailing the current real estate market in Monmouth County broken down by major markets and showcasing Q2 results in comparison to last year’s.  One notable figure: increased sales in 75% of all surveyed towns for Q2 were followed by a deep drop in inventory, as most people prefer to use the summer for vacation and relaxation.  Despite that, price still plays a major role: two thirds of markets surveyed showed increases in median sale prices since last year and in those areas where the median sale price was $550,000 or less, sales have been particularly rapid.

Fair Haven has been a true gem for Monmouth County, reporting an astounding 60% increase in sales.  According to reports, Fair Haven’s median home values went up 4.55% since March 2016.  Fair Haven was followed by Long Branch, with close to 33% increase in sales.

In Hudson County, published reports show that Hoboken’s median home values went up 12.55% since March 2016, while Weehawken’s median home values surged a whopping 25.15% in the same time period.

During June 2017, Christopher Ozar sold two 10-unit commercial properties in Hoboken totaling $7.4 million – 308 Madison Street for $4.324 million, and 301 Madison Street for $3.075 million – plus the multiple residential building at 1125 Maxwell Lane for $2.775,000.

The New 2017 2nd Quarter RESOURCE Report is Here!

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In the heat of summer most people are more likely to be choosing between beach or pool rather than move or stay and with 2nd quarter now behind us we can understand why the frazzled competition to find a new home this past spring might make the prospect of lounging in the deep end with a frozen margarita a distinctly more satisfying choice.

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In much of our market we find available inventory significantly depleted: increased sales in 75% of our market survey towns (as well as county-wide) have been followed by little more than the sound of flip flops running to the ice cream truck rather than the sight of new homes coming on market.

Inventory is down —sometimes way down (down 53% in Oceanport!)— down in all but one of these surveyed markets. This has proven to be a somewhat frustrating process for some homebuyers who are eager to move but are tired of losing out in multiple bid situations.

And while many think that the seller’s side of the patio is more desirable, price point is still a key factor. Two thirds of markets surveyed showed increases in median sale prices since last year and in those areas where the median sale price was $550,000 or less, sales have been brisk. However, towns with median prices above that range saw their average days on market actually climb relative to a year ago.

Some of these higher priced markets may need to adjust — while sales in Fair Haven continue to astound (up 60% with a modest 1.9% price increase), Rumson sales were flat and Monmouth Beach was significantly down, both with declining median sale prices.

Our perspective: Sellers reluctant to jump into the pool should see an opportune moment right now as long as they price right. Buyers should not give up hope but rather make sure their ability to perform is attractive and contingency-free as possible.
