August 11th, 2017 — Resources Real Estate announced the publication of the Summer 2017 issue of Portfolio, its lifestyle magazine.

The Summer 2017 issue showcases splendid Monmouth county homes in Atlantic Highlands, Colts Neck, Fair Haven, Highlands, Holmdel, Little Silver, Long Branch, Middletown, Monmouth Beach, Red Bank, Rumson, Sea Bright, Shrewsbury, and Tinton Falls, as well as first-time home buyer opportunities, investment properties, and some exciting commercial properties for sale.

In this issue, readers will marvel in the splendor of an 8,000 square-foot English Tudor Manor house with panoramic views of the Navesink River.   This Locust, NJ home boasts seven bedrooms, seven bathrooms, gourmet kitchen with top-of-the-line appliances, walk-out finished lower level with wine cellar and billiards, art deco theatre, outdoor large spa, private dock with two boat lifts, and a separate living space for guests

Foodies will enjoy ‘Small Town, Big Flavors,’ a piece introducing Porcini, a charming restaurant in the town of Highlands.  Owned by couple Chris and Alexandria, Porcini offers Italian American dishes with a hint of other international cuisines in an intimate atmosphere.

‘Make Your Home in Holmdel’ showcases a beautiful Colonial home in a town known for its fabulous landscapes.  The 4-bedroom, 3-car garage home is located in the coveted Falcons Ridge neighborhood and is close to the top rated Holmdel High School.

‘Waterfront Masterpiece’ presents a Rumson home that readers will have to see to believe.  Featuring over 8,000 square feet of luxury on a private lot, this five-bedroom, five-bathroom house overlooks the Shrewsbury River and offers 180-degree sweeping water views from its family room.  This three-level house boasts a dramatic marble foyer with elevator access to all three levels, custom gourmet kitchen with Sub-Zero and Wolf appliances, open floor plan, private theater, four fireplaces, wine room and custom finishes throughout, and a stunning outdoor pool oasis and deep water dock.  The master bedroom suite has its own sitting room overlooking the river, his and her office, private dressing room and luxurious bathroom with master Jacuzzi tub, oversized custom glass shower and marble top vanities.  Underground electric and back-up generators keep peace of mind during inclement weather, and a location within an easy commute to NYC via high speed ferry make this a truly rare find.  Make sure to check out photos of the property featured in the magazine.

This issue’s ‘Short List’ focuses on Long Branch, a beach resort town that was known in the 19th century as “Hollywood of the East” and has recently been seeing a rebirth.  This regular column highlights Long Branch’s ocean front shopping and dining scene, as well as its vibrant cultural offerings and numerous open-air concerts.

And lastly, the international properties in the Summer issue come from Resources’ luxury real estate global partners in Barcelona.  Three properties are presented: a classically elegant four-story residence, a modern luxury apartment in a plush high-rise, and a palace-like home designed by modernist architect Salvador Puiggros Figueras.

“We specialize in the luxury market for Monmouth County and beyond, and our magazine represents just that,” said Senior Partner and Broker Carolynn Diakon. “Resources Real Estate offers a lifestyle that our clients are a part of, and people aspire to belong to.”

“Earlier this year we were named to the Board of Regents of Who’s Who in Luxury Real Estate,” said Managing Partner and Broker Thomas McCormack.“  This honor aligns with our strategy to offer more international properties to our clients, as well as more effectively showcase our local properties to international buyers.  This issue continues to mirror this approach.”

PORCINI: Small Town, Big Flavors….

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440Chris Atamian doesn’t do a lot of waiting when it comes to food.  When he was in 8th grade and his mother had to push back dinner because of her work hours, he took over making family meals. Before long, he was a better cook than his mom. Years later when he met Alexandria Mahon while working as a chef at the much beloved Bay Avenue Trattoria, they knew that they
would open up a restaurant together. They didn’t wait very long.

The New 2017 2nd Quarter RESOURCE Report is Here!

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In the heat of summer most people are more likely to be choosing between beach or pool rather than move or stay and with 2nd quarter now behind us we can understand why the frazzled competition to find a new home this past spring might make the prospect of lounging in the deep end with a frozen margarita a distinctly more satisfying choice.

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In much of our market we find available inventory significantly depleted: increased sales in 75% of our market survey towns (as well as county-wide) have been followed by little more than the sound of flip flops running to the ice cream truck rather than the sight of new homes coming on market.

Inventory is down —sometimes way down (down 53% in Oceanport!)— down in all but one of these surveyed markets. This has proven to be a somewhat frustrating process for some homebuyers who are eager to move but are tired of losing out in multiple bid situations.

And while many think that the seller’s side of the patio is more desirable, price point is still a key factor. Two thirds of markets surveyed showed increases in median sale prices since last year and in those areas where the median sale price was $550,000 or less, sales have been brisk. However, towns with median prices above that range saw their average days on market actually climb relative to a year ago.

Some of these higher priced markets may need to adjust — while sales in Fair Haven continue to astound (up 60% with a modest 1.9% price increase), Rumson sales were flat and Monmouth Beach was significantly down, both with declining median sale prices.

Our perspective: Sellers reluctant to jump into the pool should see an opportune moment right now as long as they price right. Buyers should not give up hope but rather make sure their ability to perform is attractive and contingency-free as possible.

As always, we’re here to advise, to guide and to help you negotiate the journey (no running around the pool!) We can even make a mean mojito.
Happy Summer!

FOR IMMEDIATE RELEASE:

Resources Real Estate Presents Sales Associates with June 2017 Awards

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440Highlands, NJ, July 17th, 2017 — Resources Real Estate honored several sales associates for their outstanding accomplishments during the month of June. The company meeting took place on July 5th at Havana Tropical Café.

Sales Associate Tammy Brindise, who works in the Rumson office, was named Agent of the Month. This award is given to an agent in recognition of his or her sales success in the previous month including new listings, recent contracts and sold transactions, as well as past client recognition of their efforts, and other business-building activities. Tammy closed a total of five sales, three of them over a million dollars each, and her business for the month of June amounted to $4,761,700.

Tammy Brindise was recognized with two additional awards: Top Listing Agent, for having three new listings, including the $1,325,000 property at 68 Ridge Road in Rumson; and the Regency award, given to an agent with an exceptionally high volume of monthly sales.

“Tammy is a go-getter who never loses personal touch with her clients,” said Carolynn Ozar-Diakon, Senior Partner and Broker. “She is a big part of our success in the first half of 2017.”

The Commercial Agent of the Month Award went to Christopher Ozar from the Atlantic Highlands office, for selling two 10-unit buildings in Hoboken totaling $7.4 million. This exceptional achievement brought Christopher an additional honor – the Significant Sale Award, given for a sale of a property above $2 million. Chris sold a total of three Hoboken properties: 308 Madison Street for $4.324 million, 301 Madison Street for $3.075 million, and 1125 Maxwell Lane for $2.775,000, totaling over $10 million in sales production.

Sales Associate Dennis Soboti, from the Monmouth Beach office, was presented with the Featured Luxury Agent award, which is an award given to a sales associate active in the luxury market with a residential listing above $1 million. Dennis, a member of Luxury Real Estate’s Board of Regents, holds the 15 Anderson Street property in Monmouth Beach, listed for $1.5 million.

The Rainmaker Award was given to Bradley Moore, from the Atlantic Highlands office. This is an honor bestowed on a sales associate for his or her effort to build their business in an innovative or otherwise significant way. Acting as a buyer’s agent, Brad creatively attracted the interest of a seller, convincing them to list and sell the property, thus successfully providing a property for his buyer.

The Perseverance Award was presented to Nance Stellato from the Atlantic Highlands office. This award is given to an agent who closes a transaction despite great challenges. Nance was able to close on a property despite inspection issues, past liens and other difficult challenges. Her perseverance truly helped her client to successfully close on the property.

Lastly, Lorien Kelly from the Red Bank office received the Team Spirit Award, given to a sales associate who extends him or herself to help colleagues and office staff. Lorien was recognized for assisting another agent who was having difficulties gaining access to a property.

“We are running out of superlatives to describe our terrific agents and support staff,” smiled Carolynn Ozar-Diakon. “They truly make us proud.”

“June for us was the culmination of the first half of what is turning out to be a very strong year,” said Thomas McCormack, Managing Partner and Broker. “Besides expanding to cover the Hoboken and Jersey City markets, we have continued to grow our commercial division while maintaining our successful residential division. We look forward to a prolific second half of the year.”
