Hoboken, NJ, August 11th, 2017 — Resources Real Estate’s agent Christopher Ozar, from the Atlantic Highlands office, sold properties totaling over $10 million in one month, an accomplishment which helped Resources exceed its sales goals for the second quarter of 2017.

During June 2017, Christopher Ozar sold two 10-unit commercial properties in Hoboken totaling $7.4 million – 308 Madison Street for $4.324 million, and 301 Madison Street for $3.075 million – plus the multiple residential building at 1125 Maxwell Lane for $2.775,000.

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In Spring 2017, The Ozar Group, headed by Chris Ozar, joined Resources Real Estate, thus expanding Resources’ market from managing properties solely in Monmouth County to covering Hudson County, specifically luxury listings in Hoboken and Jersey City.  Thanks to this partnership, Resources Real Estate has been successfully representing buyers and sellers of commercial investment properties and multi unit apartment buildings in Hudson County.

The Ozar Group operates two real estate groups, one in Hudson County and one in Monmouth County.  The Monmouth County group is jointly managed by Chris Ozar with Carolynn Ozar-Diakon, Senior Partner and Broker at Resources Real Estate.

The joining of the group has been a coming home story, as Carolynn Ozar-Diakon, who founded Resources Real Estate in 2000, is Chris’ mother, and Chris had learned the real estate ropes at Resources’ Rumson office before launching The Ozar Group in 2012.  Chris was one the of youngest agents to be honored with the New Jersey Realtors® Circle of Excellence Award, as well as ranking in the top 100 of all Hudson County’s real estate agents in his first year.

The New 2017 2nd Quarter RESOURCE Report is Here!

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In the heat of summer most people are more likely to be choosing between beach or pool rather than move or stay and with 2nd quarter now behind us we can understand why the frazzled competition to find a new home this past spring might make the prospect of lounging in the deep end with a frozen margarita a distinctly more satisfying choice.

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In much of our market we find available inventory significantly depleted: increased sales in 75% of our market survey towns (as well as county-wide) have been followed by little more than the sound of flip flops running to the ice cream truck rather than the sight of new homes coming on market.

Inventory is down —sometimes way down (down 53% in Oceanport!)— down in all but one of these surveyed markets. This has proven to be a somewhat frustrating process for some homebuyers who are eager to move but are tired of losing out in multiple bid situations.

And while many think that the seller’s side of the patio is more desirable, price point is still a key factor. Two thirds of markets surveyed showed increases in median sale prices since last year and in those areas where the median sale price was $550,000 or less, sales have been brisk. However, towns with median prices above that range saw their average days on market actually climb relative to a year ago.

Some of these higher priced markets may need to adjust — while sales in Fair Haven continue to astound (up 60% with a modest 1.9% price increase), Rumson sales were flat and Monmouth Beach was significantly down, both with declining median sale prices.

Our perspective: Sellers reluctant to jump into the pool should see an opportune moment right now as long as they price right. Buyers should not give up hope but rather make sure their ability to perform is attractive and contingency-free as possible.
