PORCINI: Small Town, Big Flavors….

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440Chris Atamian doesn’t do a lot of waiting when it comes to food.  When he was in 8th grade and his mother had to push back dinner because of her work hours, he took over making family meals. Before long, he was a better cook than his mom. Years later when he met Alexandria Mahon while working as a chef at the much beloved Bay Avenue Trattoria, they knew that they
would open up a restaurant together. They didn’t wait very long.

The New 2017 2nd Quarter RESOURCE Report is Here!

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In the heat of summer most people are more likely to be choosing between beach or pool rather than move or stay and with 2nd quarter now behind us we can understand why the frazzled competition to find a new home this past spring might make the prospect of lounging in the deep end with a frozen margarita a distinctly more satisfying choice.

Resources Real Estate Luxury Real Estate in Monmouth County, NJ 732-212-0440In much of our market we find available inventory significantly depleted: increased sales in 75% of our market survey towns (as well as county-wide) have been followed by little more than the sound of flip flops running to the ice cream truck rather than the sight of new homes coming on market.

Inventory is down —sometimes way down (down 53% in Oceanport!)— down in all but one of these surveyed markets. This has proven to be a somewhat frustrating process for some homebuyers who are eager to move but are tired of losing out in multiple bid situations.

And while many think that the seller’s side of the patio is more desirable, price point is still a key factor. Two thirds of markets surveyed showed increases in median sale prices since last year and in those areas where the median sale price was $550,000 or less, sales have been brisk. However, towns with median prices above that range saw their average days on market actually climb relative to a year ago.

Some of these higher priced markets may need to adjust — while sales in Fair Haven continue to astound (up 60% with a modest 1.9% price increase), Rumson sales were flat and Monmouth Beach was significantly down, both with declining median sale prices.

Our perspective: Sellers reluctant to jump into the pool should see an opportune moment right now as long as they price right. Buyers should not give up hope but rather make sure their ability to perform is attractive and contingency-free as possible.

As always, we’re here to advise, to guide and to help you negotiate the journey (no running around the pool!) We can even make a mean mojito.
Happy Summer!

Sales Associate JoAnn Davenport, who works in the Red Bank office, was named Agent of the Month.  This award is given to an agent in recognition of his or her sales success in the previous month including new listings, recent contracts and sold transactions, as well as past client recognition of their efforts, and other business-building activities.  JoAnn represented both buyers and sellers of the sale of the commercial property at 64-66 Bridge Avenue, both buyers and sellers of the multi-family home on 96-98 Wallace Street, and the rental of the residential property at 11 Louis Cir, all in Red Bank, and her closings for the month of February totaled $4,394,800.

The closing of the commercial property sale on 64-66 Bridge Avenue for $2,050,000 granted JoAnn two additional honors – the Commercial Agent of the Month Award and the coveted Significant Sale Award, given for a sale of a property above $2M.

“JoAnn is the Director of our swiftly-expanding Commercial Division,” said Carolynn Ozar-Diakon, Senior Partner and Broker.  “Her more than 20 years of experience in real estate and specifically in Red Bank – a booming real estate town – has been a valuable asset in developing our commercial offerings and in maintaining our overall rapid growth.”

Tammy Brindise from the Rumson office was named the Top Listing Agent Award, an honor given to the agent with the most new listings for a given month.  Tammy’s four new listing for the month of February included the five-bedroom, six-bathroom single family home at 52 Blue Hills Drive in Holmdel, the newly constructed four-bedroom, three-bathroom 4050 square foot single family home at 44 Forrest Avenue in Rumson, the four-bedroom, five-bathroom, 3200 square foot single family home at 20 Blossom Road in Rumson, and the four-bedroom, five-bathroom, 4488 square foot single family home at 1484 Ocean Ave, Sea Bright, which offers incredible water views.  These last three listing propelled Tammy to also be named the Featured Luxury Agent, for having several property listings topping $1 million each.

RESOURCES REAL ESTATE SHARES THE LOVE
Launches #weloveRUMSON Campaign
Resources Real Estate specializes in selling and buying luxury homes, estates, mansion, waterfront, commercial properties, and beach rentals in Monmouth and Ocean County New Jersey. 732-212-0440

RUMSON, NJ, Feb. 27, 2017 — Resources Real Estate may be known for its award-winning luxury marketing and exceptional homes, but now it wants to be known for something else.

“We’re all about the love,” said Thomas McCormack, Managing Partner and Broker. “Part of what makes our job so enjoyable is that we truly love where we are, which makes us happy to sell and rent property where we are, and we’ve come to a point where we want to spread the love.”

To demonstrate the company’s deep affection for their market area, the Resources team has launched the first installment of a campaign to not only show the love but also encourage others to share it. Resources Real Estate recently launched a Facebook community page named weloveRUMSON, as well as a website (www.weloveRUMSON.com) and is encouraging people to tag photos in social media with the hashtag #weloveRUMSON whenever they are out and about and having fun in Rumson.

“Rumson is a terrific town and our goal is to encourage residents to celebrate it,” said Carolynn Ozar-Diakon, Senior Partner and Broker. “We urge local businesses to participate and promote their brands, invite charitable organizations to tout their achievements, and hope residents will join in the celebration. We fully expect that many will begin to use the hashtag at the upcoming Rumson St.Patrick’s Day Parade.”

The St. Patrick’s Day Parade is a big deal in Rumson. This year the town’s 5th annual celebration of all things Irish (http://rumsonstpatricksdayparade.org) will take place on March 12, 2017. Last year’s parade had more than 15 bands, floats, active military & veterans’ groups, Irish Step Dancers, scouting organizations, non-profit clubs, novelty acts, local business, civic groups, and antique cars. Additionally, the event organized several fundraisers with Irish music and food and raised more than $25,000 for local charities.

The Resources team is excited to participate in this year’s parade — look for their boat in the parade— as well as celebrate with a party in the company Rumson’s office. Resources Real Estate will even create their own Snapchat geo filter which will allow parade attendees to more easily tag their photos with the #weloveRUMSON hashtag.

“We are a hyperlocal boutique real estate agency and our brokers know the area like no other,” said McCormack. “It feels right for us to celebrate a town that not only houses one of our main offices, but also serves as a home to many on our team.”

The company announced it will be celebrating other area towns throughout 2017.

People are encouraged to join the Facebook community page at: https://www.facebook.com/weloveRUMSON
